This is the first chance to identify issues before the builder finishes the build. A typical inspection will identify on average roughly $2000 in corrections. After the corrections have been documented the builder will correct and finalize. This is a crucial step to ensure your New Build will be perfect upon final construction.
One expectation that many have when it comes to a New Build is that it will be free from issues found in aging properties — like outdated plumbing or electrical, and even cosmetic flaws. But even though a property is brand new, it can still have issues; in fact, sometimes issues in a home are indeed the direct result of its status as brand new construction.
In some cases, builders work fast and sometimes they’re building to the bare minimum of code. Frequently, they’re subcontracting out projects to a wide array of vendors, whose competence and diligence might range significantly. This is where we come in to ensure all details involved in the build were done correctly and within all standards associated with the construction and building codes.

INSPECTIONS
A home inspection is the buyer’s last opportunity to discover problems with the house before purchasing. And it’s a chance for the seller to address those problems and negotiate pricing with the buyer.
Neighborhood Inspections will look at things like a home’s foundation, structural components, roof, HVAC, plumbing, and electrical systems, then provide a written home inspection report with results
A home inspection generally takes two to four hours, but may take more time depending on the size of the house. After the physical inspection, Neighborhood Inspections will send the written report within 24 hours.
Buyers should attend the inspection so they can explore their new home in detail and ask questions during the process. This can give you much more information than the report alone.
POOL & SPA
INSPECTIONS
A pool is a great feature in a home, and often adds to the value of a home. But a pool that is not in good condition can be a money pit. So it’s important to get a full inspection of a pool before you purchase a home.
The inspection will begin with a thorough walk-around of the pool area, looking for any issues with the pool deck, the coping, and the mastic that connects the two. The walk-around will also check the area around the pool for appropriate safety features, such as secure fencing and properly latching gates. Neighborhood Inspections will also inspect the pool liner and foundation for any leaks, cracks, or other damage.
All of the hardware in and around the pool will also be checked. That means inspecting drains, lights, handrails, and ladders to make sure they are properly installed and safely in place. If there is a diving board it will be checked to make sure that it is properly secured to the deck and has no cracks or other signs of damage or weakening. In addition to the pool itself, Neighborhood Inspections will inspect all of the pool equipment. This includes filters, pumps, heaters, plumbing, timers, and any other electrical components involved in the pool’s functioning.
The goal is to determine what damage, if any, is affecting the pool. We also make note of any possible repairs or replacement parts that will be required to bring the pool into full working condition. When the inspection is complete, Neighborhood Inspections will prepare a full report, outlining their findings. This report will document any necessary repairs and can be used in closing negotiations when purchasing the house.
COMMERCIAL
INSPECTIONS
Commercial buildings generally have five major systems: Electrical, Mechanical, Heating, Plumbing and Air Conditioning/Ventilation. Neighborhood Inspections will check that these systems are in good working condition. If a system is not up to par, we will estimate the cost of repair (or replacement) in our report. Fire safety systems, building alarms and sprinkler systems will also be checked during the inspection.
A building’s exterior doesn’t just include its outer walls; it also includes parking lots or structures, landscaping and roofing. Neighborhood Inspections will determine whether the building is structurally sound and highlight any necessary repair costs. We may rely on insight from roofing experts, construction contractors or building code inspectors to fully inspect the exterior health of a building.
The Interior inspection serves two purposes: to check that interior spaces meet local building codes, and to check for safety-related risks and hazards. Neighborhood Inspections will observe the building’s walls, floors, bathrooms, offices, kitchen spaces and similar areas. This portion of the inspection will illuminate any need for interior renovations (especially if anything within the building is not up to code).
Neighborhood Inspections may review many documents during the inspection process. From appraisals, building plans, citations, certificates of occupancy, construction permits, evacuation plans, environmental studies, fire safety system records, floor plans, maintenance records and surveys. These records will reveal the true cost of owning the building and help the investor determine the value of the property.
Our findings will be compiled in a final property condition report (PCR). The report will feature written evidence of observations, as well as photos for clarification. The report will also include any recommendations from Neighborhood Inspections on how to conduct corrective action or request follow-up testing by a specialist. In most cases there will be a cost estimate for repairs and future replacements.
The Inspection

A typical inspection takes 1 hour per 1,000 square foot
(2,500 sq. ft. = 2 1/2 hours)

We conduct many different types of home & commercial inspection services, including all structural, electrical, plumbing and air conditioning systems.
We will arrive on time and will meet with you, a manager or a Realtor to let us in. At this time please let us know if there are any hidden spaces, locked doors, secret switches, etc…We will need access to everywhere. If anything is blocked or locked, we will have to come back when it is unblocked.
We will start on the outside of the property and work our way inside. You are more than welcome to follow along and ask questions (“what does this device do?”).
We will brief you on the findings at the end of the inspection and will also provide you with honest, objective and thorough inspection report within 24 hours after the physical inspection is complete.
